We are a local building firm based at Riverside. Most of what we do starts below ground level: digging out, getting the footings right, and putting up walls and extensions that stay where they are put. If you have a job in mind, give us a ring and we will come and take a look.

Not always. Many single storey rear extensions fall under permitted development, but there are limits on size, height and how close you build to the boundary, and some homes have lost those rights. Your local council's planning team can confirm, and we can talk you through what usually applies when we look at the job.
Yes. Extensions and structural alterations need building regulations approval whether or not they need planning. Building control inspect the work at key stages such as the foundations, drainage and steelwork, and sign it off at the end.
Usually, with the right support. A structural engineer sizes the steel beam, the wall above is propped while the opening is formed, and the steel sits on proper padstones at each end. Building control check it before it is boxed in and plastered.
Small garden walls generally do not. Taller walls, walls holding back a driveway or a building, and walls on a boundary should be designed by an engineer. Whatever the size, drainage behind the wall is what stops it being pushed over in a wet winter.
It depends on the size, the ground and the weather. Groundwork and footings come first, then the shell, roof and windows, then the knock-through and the inside finish. Once we have seen the job we can give you a realistic timescale.
In most cases, yes. An extension is built outside first and only opened into the house near the end, so the disruption indoors is mostly in the final stages.
